Has anyone seen a small shop to rent? I have checked all the usual places like Domain / real estate.com etc but was wondering if anyone knew of any shops to let as they are sometimes advertised privately.

Depends where you need to be and what you want to pay.

 

I've noticed that even in the more popular centres there are vacancies now.

 

There is always one or two available in the Woodcroft Shopping Centre, Colonnades has the odd one vacant - but will be expensive.

 

Anything with a prominent position will bring big money.

 

Depends what biz you are going to run from it I guess.

There is a fair row of shops just down here from me in Onk Hills that might just end up with all specialist shops.

We are thinking of opening a specialist chocolate shop - and yes folks we would try to import some proper British chocolate. :v_SPIN: So it would only need to be a small shop - but somewhere with passing trade. We were thinking of the seaside suburbs to attract holiday trade too - but that isn't essential.

I'm really not wanting to put a damper on your idea but UK lolly shops come and go.

The one at Christies Beach closed down and so did one in Glenelg.

I think there is another in Christies though now.

 

I'd actually looked into this myself so I've done a fair bit of research.

 

I was in the discount grocery trade in the UK and had a lot of contacts.

 

You do have to buy BIG to get reasonable prices - you also risk the choccie melting on the way if it comes in a container.

There was a company importing into Melbourne at one bit.

 

As I say ,I don't want to put a spoiler on your plans - just passing on my experiences.

you need to look on realcommercial.com.au commercialsa.com.au to name a couple, there are loads of small units available, most of what is available is less than 100m2.

 

Rent varies greatly on location, for a shop of around 80m2, I would say you would be looking anywhere from around $12000 +gst+outgoings, to $45000 + in somewhere like Hallet Cove Mall (although if you want to go in a place like that, you can do deals where you pay a lower rent and a % of your takings) Glenelg is one of the most expensive retail areas, with rents comparable to Norwood Parade

edit: some places you will only find by driving around the area you want and seeing the sign in the window.

A quick search on one of the above for glenelg and surrounds brings up the following for your interest shops between 50-100m2 in glenelg

The Lolly Shop at Glenelg has closed!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!??????????????????????

 

Are you absolutely positively sure? Coz this could be it, the straw that breaks my back. I am just about coming to terms with the fact that I can't walk down the road and sniff Thorntons Vanilla Truffles *sigh* but the fact I could get a double decker or a mars bar or a bag of buttons gave me comfort.

There are a couple of places on Old South Road in Old Reynella, near a large Foodland. I would ask foxychick about location and whether or not the trade is good as they have a place near there.

Thanks everyone. I thought the Lolly shop was still open too. We have something different in mind but I am being a bit coy as I'm not sure if the idea is viable. However we could supply UK chocs as a small part of the business if we could source them.

Sorry to be the bearer of bad tiding Libs.

I did know of one UK Lolly shop closing down a few years ago - they wanted me to buy it.

 

Shame that any Thorntons products have been banned from entering the country.

They will insist on using certain ingredients.

Can't find the BBC news link about it.......................

Gve me a call at the shop I am leaving for the US tomorrow but the girls will let me know your contact details. I will be able to give you some insite into leasing etcetera have had four properties and so know the ins and outs we can also discuss what you want to do I have many fingers in many pies, depends really exactly what you want to do regarding walk bys etcetera.

DONT PANIC!!!!! the lolly shop at glenelg has just changed hands. It was up for sale as i want to look in to further to buy it but Hubby just knew i'd eat all the choc before it got to the shelf ;)

 

Anyway Mrs fly I'm going to look for the details of a shop we looked at in Goodwood very nice shops there. Also there is a small shop in parabanks salisbury we looked at that to but guess what was right next door yep a Barbers!!

 

As you know we have been looking for a business too but like you get so far then it gets popooed.

The last time I went past the Lolly Shop in Glenelg it was open and I go past once a week as I have a client there.

there are units to rent in the new shops at Moana, on Comercial road next to foodland. No idea of prices or anything, but theres a sign up for interested businesses to contact out front.

There is a new shop opened this week in hallet cove - dieters nuts or something, they have one in glenelg too I think. They are doing english chocs, double deckers, wispa, walnut whip, sherbert fountains, edinburgh rock, all sorts, only $3.20 for a choc bar :err:

 

get in quick before all the hallet cove poms buy everything! :biglaugh:
