Hiya,

We have been going down the route of the 495 visa but just found out if we pay the $100.000 bond we are entitled to the 136 visa which we want to do, so just wondering when do they request you pay the money? We are going to put the house on the market this week but we wont have that kind of money until the house sells, so just wondering when to apply for the visa, can anyone help ????

Hi matt and suzi,

we had to pay the $100,000 bond. They ask for it about 3 weeks after the medical and the visa was granted 4 weeks later.

Beware that from the 1st of September getting 5 bonus points for capital bond is being withdrawn So if you want to go down the 136 route you better get cracking.

Couldn,t you just borrow the money in the short term until the house completes?

Hi not all is lost! if you look at the immigration changes it hasn't been confirmed about the $100,000 bond in september as yet, I would assume on this basis as there seems to be a lot of information suggesting it will happen.

If you read the lower paragraph you will see that from september you can claim MORE points for english, currently 20 it can be increased to 25, this should will mean that you will still qualify!

The Immigration Minister is presently considering whether to continue allowing applicants to claim 5 bonus points where a capital investment of A$100,000 is made with a State or Territory Treasury Corporation.

Those who can demonstrate proficient English (an IELTS score of 7.0 in all 4 components) will be awarded 25 points - this is an increase in the maximum number of possible points available for English language competency from the present 20 points.

Importantly for those from countries where English is considered to be the native language there will no longer be an assumption of competency allowing for the grant of maximum points for English language. In fact the number of points automatically available to such persons will reduce from 20 to 15.

Applicants who hold a passport from the UK, the USA, Canada, New Zealand, or the Republic of Ireland will be faced with the following regime from the 1st of September, 2007:

- Assumption of competent English (allowing the allocation of 15 points)

- Attaining at least proficient English (a score of 7.0) in all 4 elements of an IELTS test if 25 points wish to be claimed towards the points pass mark

Hope this helps you!:)

Hi

We came out here on a 136 visa and had to pay the bond money to get the final points.

Like you we couldn't afford to pay it until the house had sold. We had an offer on the house in July, then things got held up over the summer and finally moved out in Novemeber. We moved into rented housing for a while (6 months) and the week after we moved we had the meds request. They were sent off on 15th December and we had the bond request about 18th January. Our money was sent on 23rd or 24th January and 3 weeks later we had our visa. We were sent a list to choose a state to which you pay your money depending on the terms etc that you want - we went with NSW which at the time were offering the best return.

I hope this helps.

Hi,

we only had to pay the bond as we needed the extra 5 points at the time as the SIR 495 visa needs 110 points and they were not giving out the 10pts just for applying for the visa at the time. Hence you only need 100pts of your own now +10 they give you.

Thanks for all your advice. We have decided to put the house on the market for a slightly cheaper price than its worth in the hope of a quick sale and we are quite optomistic it should sell, if it doesnt then we are gonna beg, steel and borrow and max out the credit cards to try and get the $100,000 and we are gonna send the 136 visa off hopefully by the end of the week, I'll let you know what happens.....
