Hi people.

 

Bit of a vague thread I'm afraid but we are looking into areas that we would like to move too when we arrive.

 

As the title suggests the short list is Hallet Cove, Morphet Vale, Christies Beach, Noarlunga Beach & Seaford.

 

Things that we are looking for are housing prices, whether any of these areas are quite pricey or cheap.

 

Childcare under 5's availablity & costings (we'll need to start 3 boys full time).

 

I am a nurse so we would need to have hospitals near by.

 

We are not really city people, but would like to be about 20-40 mins drive away.

 

The beach will probably be more important to us along with childrens facilities (things for us to do as a family on days off).

 

Local amenities, shops / doctors / banks etc

 

Also work for my husband - he's a bit of a 'jack of all trades' master of none (only joking). He has worked in sales mostly but is keen to escape the pressure of this industry and has thought about fire fighting - among other things.

 

Like I said I know this is a lot of questions and really we are just looking to gather as much info about these places as we can before we arrive.

However we will defenitely be renting for the first 6 -12months so that we can have a look around for ourselves, just didn't want to get the children settled in childcare & sucure jobs then find we've chosen the wrong area.:v_SPIN:

well you probably already know of realestate.com.au for house/rental prices. We are in Noarlunga downs at the minute and this is where the train line stops - although at some time in the future they are extending it to Seaford I believe. The train takes around 45 mins from here to the city but it takes the same time in the car. In any of these areas you mention there are great facilities - schools, doctors, post offices, banks etc. There is no sand at Hallett Cove, though it is a beautiful place, I think you may be about 10 mins drive to your nearest beach from there. And when you get here these areas are all close to each other so you will be able to explore them easily enough when you get here.

 

It is tough as we have happened to settle here in a lovely rental in Noarlunga Downs, put my son into school at Port Noarlunga (which he loves and would be so so upset if we were ever to take him out) but now we have to find a new rental and cannot as yet find a suitable one in this area therefore may have to go to Seaford or Hallet Cove which is not a problem as these areas we do like but it is the school/work thing that makes it difficult. But the way we see it is that this will be a short term move for us till we find somewhere to buy further down the line.

 

Phew that was a long post and I hope it is of some use to you. Just wanted to show how more than 6 months in we are still settling and finding our feet and having to make tough decisions re where to live etc so dont be hard on yourselves if you land in the wrong area/house first time round - it all takes a little while to get right!

Hi there Allie,

There are some great suburbs along the coast.

I live in Port Noarlunga so I am really biased but it has everything that you are asking for.

Take a look on google for the images. The beaches at Port Noarlunga and Port Noarlunga South are stunning. We run our Boxer on the Christies Beach side every day.

The major shopping centre at Noarlunga is extensive and there's a traffic interchange next to it (buses and trains). There are shops, doctors and banks all within 1 km.

The Noarlunga hospital is a few minutes away as well. There's a child care right next to it.

That's why we live here!

Should give you some idea...

 

Hallett Cove has a very good childcare centre.....but check with them, as they may have a long waiting list. I know that my local one here in Happy Valley has roughly a 6 month waiting list. Think for full-time care, you'd be looking in the region of $60-70 a day, but if entitled, you will get child care benefit, which will reduce the costs.

 

Don;t know much about the other suburbs....

Take a look at Oaklands Park, Seacombe Heights, Seaview Downs even Blackwood, closer into the city than the other places suggested. Really close to Flinders Medical Center, good areas for child care, close to Marion Shopping Center mix of housing costs there. Let me know if you have any more questions, I know I mention it a lot but I think that Seaview Downs and Seacombe Heights are both fantastic areas, great houses built by builders about 30-25 years ago for their own families, so you get some nice solid homes. Really good schools, close to the beach and all other stuff you want to do.

I'm a Brit originally. I have a nice large 3 bedroom, 2 living room, 2 bathroom furnished home in Hallett Cove and would like to rent it out for 6 months. Hallett Cove is by the sea, nature reserve and railway line with beaches close by. It is also near 2 good hospitals, Flinders Medical Centre and Flinders Private and also Noarlunga hospital. We regularly look on realestate.com.au, this gives us a rough idea of house pricing.

 

Does anybody know if there is any building developements / new houses planned to be built in these areas any time soon?

 

Realestate have a new tab called 'Build' which lists some developments - mainly in seaford rise but none in the other areas.

We live in Woodcroft, just moved from Morphett Vale and they are both nice places to live, plenty of childcare around. I work at the Women and Childrens Hospital which takes me about 40 mins drive. Flinders medical and Flinders private hospital are about 10 min drive. 10 min drive from Port Noarlunga beach which is our personal favourite for a short beach visit and 15-20 mins from moana and silver sands that you can drive onto which we use when going for the day.

Hi there Allie,

There is a lot of building going on in areas like Seaford, Noarlunga Downs, Aldinga etc. In the older areas like Christies Beach and Port Noarlunga the only new houses that are being built are when the remaining vacant plots are sold (and there are still a few) or when people buy existing properties, demolish them! and then build new structures. This is not just happening along the beachfront but all over. It's quite weird...you still find run down wooden shacks next door to brand new substantial homes. It's quite easy to see what the area will look like in 5 to 10 years time. My daughter has just taken advantage of the first time homeowners grant and has bought a house for $310,000 in River road Port Noarlunga. The Onkaparinga river is right accross the road. She has a massive piece of ground at the back of the house as well and could easily build a second house there.

We stayed in Moana when we first arrived. My advice would be to rent for a short period but look around immediately. I would also say that you should buy if it's possible...even if it's not your ultimate dream home you would still have your foot in the property door (projections are for a property boom in SA...but i'm no economist and the global crisis is an unknown!). If it's a new home you are after there are homes built in the last 5 years scattered around between the existing 1960's and 70's stock in all the suburbs.

The suburbs you mention are more established and therefore land opportunities are few and far between. Seaford is the exception as it is primarily a series of new building developments. There are older properties there but by far it is new building. Christies Beach is being developed currently. It is an older suburb and has had some issues in the past. However, there is a lot of money being channelled into CB and it is on the up and up now.

 

Hallett Cove used to be incredibly popular with Brits but priced itself out of the reach of many who chanelled their money into Woodcroft or Seaford. Morphett Vale is very nice, some not so nice areas but that is to be expected in one of the largest, if not the largest suburb.

Check out The Point by A V Jennings In Noarlunga Downs , we are renting here at the moment but also have a block on the outside over looking the river all the way down to Port Noarlunga, there are lots of blocks of all sizes available, But its still good to check out an area when you arrive , We do know people who have brought from the uk and its worked out well for them , but also some have since moved on. good luck

West is best, near to beaches and the sea plus you are more central to the hospitals ( i too am a nurse and the QEH is a good place to work.) Great places to dine and more limited in the South. I am I will get a roasting for saying that.

With regard to Hallett Cove having 'priced itself out" this is surely one person's opinion and as such must be taken as just a comment. If you want an established strongly built home with nice big trees, sea views and easy rail links to the city, it is a great place to be. Properties can be bought for around $380k upwards. Seaford downs is a very new suburb with small blocks hastily constructed matchstick homes, no mature trees and the feel of a caravan sight with little boxy houses rather than vans. Sometimes there is less than 20cm between the eves of adjacent homes. There is no railway line so a car is a must.

However, that is one person's opinion too!

Fact is, there has been a mini-housing boom - party in anticipation of the mining boom (decision pending) and partly due to the influx of british migrants. When you get here, you'll be the estate agents best friend as soon as he hears your accent

At this time, in the south, the suburbs from Hallet Cove to Flagstaff Hill were popular choices for what were perceived to be "cashed up" pommy migrants looking for beach side or hill views. This tended to drive the price up - basic supply and demand and is something that was seen in and around Seaford Rise recently. This is how I understood it.

 

We chose Seaford Rise not beacuse HC was "overpriced" but we didn't actually like Hallet Cove (or the other Southern beach areas) enough to see ourself settling there - it wasn't us. We knew once we saw SR that it was going to be right for us. It's a personal choice that only you will be able to make when you see them in the flesh. You may well come here and hate the southern suburbs altogether and wonder to yourself what all the fuss is about.

 

Seaford Rise is a very young suburb adjoining the older burbs of Seaford, Moana and Port Noarlunga South. It is a work in progress, with many new developments (and new tree plantations ) around the area and further south. It boasts a couple of new shopping malls/plazas and will soon have the much debated train link extension. Even we (veterans of two years in Seaford Rise) can see the changes in that time!

 

There are many "modern houses" (even some McMansions) although the majority are still what you would call traditional, but as DH mentions, there are pockets where many are on small blocks only suitable for "higher density housing" such as villas or town houses. This has lead to some that are literally toe-to-toe with the neighbours as you would see on the subdivisions that are popping up in the older burbs. Our plot is better than some I guess but we did still change tack to a 2-storey to get over building on the boundary! As a bonus we get sea and creek views from the balcony.

Seaford Rise does boast one of the best beaches in Adelaide (in my opinion), and many houses give you views over the sea and the Willunga hills. Dining out, not quite on but pretty close to Moana is a wonderful experience in the summer - very nearly Shirley Velentine

My opinion, and being as I'm an engineer by trade rather than an economist, realestate specialist, or council development manager, should not be seen as being the definitive word.
