Enough time to find a rental during Christmas period?

Hi gang,

 

We land in Adelaide 23rd December and have short term rental booked for 3 weeks. We need to move out of there on 13th January to hopefully a long term rental, but I'm really concerned that we aren't allowing enough time. Will it be quiet, everywhere shut down for a couple of weeks? I've signed up for aus realestate email alerts of rentals. We are thinking Mawson Lakes, and although looking now I can see plenty available will searching during Christmas be an issue?

 

Did anyone here try to find a rental during that time? We think we have an idea of where we want to live, will that help? Stressing! :chatterbox:

Hard to say really.

 

You could be really lucky.

 

BUT it is holiday season and boy can things slow down here.

 

The landlord may be away / agent still recovering from Christmas,not as many becoming vacant.

 

Difficult call.

We were looking for a new rental at this period last year due to the fact that our Landlord wanted his home back after a 12 month lease.

It is definitely very quiet on the rental front at this time, as most agents close down over the Christmas period, and people are not putting houses up for rent at this time.

We found that things did not really pick up until the first week in January, but not many places were available to check out.

One of the biggest problems is the fact that there always seem to be a number of people looking for somewhere, and at all of the open inspections which only last for about 15 minutes there always seemed a number of people looking at the same time as us, so that when you put in the application form, you are never sure you will get the property even if you like it.

Try to win over the Agent by being very open and friendly, as they decide who gets the rental.

We also were looking for a rental at that time last year and there was very little up for rent in the area we wanted. We were very lucky and got a nice house and moved in the 2nd week of January. It had been advertised earlier, before Christmas, but when I phoned the letting agency they said the office was shut until January 5th!

 

We didn't really want to pay this much but there was nothing else available, so it is a bit annoying that recently there have been loads of houses up for rent for less which would have suited us fine (although not as nice as the house we've got).

 

Arriving that time of year is also pretty bad if you are looking for jobs, as everything closes down and people are more interested in Christmas parties and holidays. It's a great time of year for the weather though!

 

So there will be stuff available but you won't have so much choice.

 

Obviously if we don't renew our lease then ours will be available. 3 beds, walking distance from the beach in Grange. We haven't decided what we are going to do yet!

We're hoping our house will be built & ready be Christmas, so theres a possibility our current rental may be available then.

 

We're in Sheidow Park, (which is no where near Mawson Lakes), but you may decide on a different area when you get here. 4 bed, 2 bathrooms, . Can keep you posted.
