"Breaking the lease"???

When you sign for a rental, it will usually have a 6 month or 12 month lease. This means that you are agreeing to live in that rental for that period of time. If for some reason you wish to break the Lease to maybe move to another house or return to the U.K., the Landlord or letting agent will expect to be paid for that property for the full period of the lease. The only way you do not have to pay the rent is if the property is let again to another person, however the vacating person has to pay the costs of advertising and usually a cancellation fee for breaking the Lease early.
