Breaking a lease ?

I often see posters posting that they are breaking a lease. Are you allowed to do this ? I mean if we take out a 12 month rental and find you need to break it (not that I'm planning to do that) what are your options ?

Yes, but you have to pay for advertising and rent until they have found someone.
