Any tips to secure rental?
We are looking at 2 rentals tonight, I am hoping to get one of them. Does anyone have any tips to secure it,we will probably offer a few months rent in advance. Any other ways without sounding like we are begging, or is begging the way to go!!?
Begging will get you only so far! Paying in advance might get you further.
Regardless, if through an agent, you will be asked to complete a form so that the agent can check you out (creditworthiness, reliabilty, etc.) !!!
A couple of typical foms for you to look at so that you can be prepared and perhaps be ahead of the competition:
Agents will hand one out on site to all interested viewers.
It will also help if, when coming out from the UK, you brought some written references from friends, neighbours, employers and other agents you have dealt with, either with renting or in selling a home. If you have sold/advertised a home, a colour brochure of the property you lived in is good to have on hand.

Prior to coming out we got together a list of documents which we scanned and stored onto a memory stick. We emailed the documents to our selves and we also brought a couple of copies of each with us to give to agents.
We viewed many properties and to be honest we viewed some bad ones although we only actually applied for two. One while still in England which we didn't get and the one we did secure for 12 months that we are in now. The happy very polite attitude will help and yes there is no harm in begging if that's the House you want!
We have a dog and it will narrow your choice down if you also have pets.
Anyway they base your application on a points based score so many for each thing you produce, so be prepared even if its an English document it will still be accepted.
We produced the following:
British Telecom Account
E-On Electric & Gas Account
Car Reg Certificate (English and once we had bought one an Aussie one)
Details on our house in England including the web link for it's sale/rent details
Driving License (English and Aussie once you have one)
Photo of our Dog
Current Bank Statement (We had accounts in OZ and we got the branch to write a reference for us also)
Ref from your letting agent or estate agent back in UK briefly describing your property and how nice it is and that you have a guaranteed income from your tenants
References from your neighbors about how nice you are and well kept your house is will help.
We also wrote a letter addressed to the landlord and asked that the agent passed it on to him. We briefly introduced our selves and said how much we liked his house and would very much appreciate it as our new home and that we would look after it as if it were our own.
We also said that we were willing and able to maintain the pool our selves which I think may have helped.
And they will ask for two referees who can be contacted, and they will contact them asking how they know you and what sort of person are you etc etc.
We did also offer 6 months up front but this was not needed in the end. We received a call the following day and the house was ours.
Have you been in another rental up to now as they will be able to give you a reference?
The problem is you can sell yourself to the agent but its not them that makes the decission. They will pass the info onto the owner and the owner will make the final choice.
Tracey gave the agent a sob story about having to find somewhere as we would be homeless in a few days. We also wrote a letter to the owner that went in with the application. In the letter it said how much we love the house. That we were landlords ourselves back in the UK and that we understood how a house should be loooked after. We also said that we were keen gardeners and would spend lots of time tending the lovely plants they had in the garden. Basically we sucked up to them big time.

Take a copy of our house details from the uk.
Offers of employment.
Copy of our police checks
Copys of a few bills from the UK
Pictures of the dogs
A mini statement from a cashpoint to show what money was in the accounts.
We viewed the house monday afternoon at 4pm and secured it tuesday morning 9am.
Paid 6 weeks in advance bond and 2 week rent up front on the day we moved in.
So far the letting agency has been faultless and i recomend them.

One last tip.
Get an aussie mobile phone number as soon as you land.
Agents dont like calling UK mobile numbers.
Thanks everyone, we are already here living in a small unit, we are renting it privately from a very nice landlord, he didnt take any proof or references when we moved in he just trusted us,which was very nice. We just wish he actually owned a bigger house to rent as it will be a shame to move out, but we need more room now.
Don't forget to get a reference from your current landlord. That'll help as you would then have an Oz rental record.;)
