how to secure a rental?????

Hi all

We have been here a week now (loving it), but are finding it hard to secure a rental.

 

We find the rental on the web, go to the open viewing (smartly dressed, but unfortunately with kids in tow), and then submit our application, with relevant docs. Which are Birth cert, Passport, A letter from our letting agents in uk saying what a beautiful house we own! and are getting regular rental income, and our HIPS Pack from when we tried to sell our house earlier this year.

 

So.....the big question is.......can we do anything better, to secure the rental???

We put a letter in to the owner(not sure if he ever saw it!) saying how much we liked the house etc! Also offered 6 months rent up front, didnt need it though.

Why don't you leave the kids in the car around the corner (know it sounds awful) one of you go in and check, then the other go in and check, just don't ask any questions if you are the second viewer. It is hard for anyone to get a place at the moment, and because you are probably not working it is even harder. What area are you looking in?

We secured a rental in our 3rd week and were getting worried as we only had fully furnished for 4 weeks. We did opens etc but got nowhere and by the time rentals are on the web the world and his wife knows about them! The best way we found was to go in to lettings agents and see what was available. Tarryn at Ray White on the Cove Rd was very helpful.

We went to Century 21 on O'Halloran Hill on the Wed and told them what we were after and by the Fri they rang us up to have a first look at a house which we took.

I would defo go around the letting agents, we got ours by going into letting agent and asking if anything in the area, as there was none listed on there rental brochure, just by chance they had one about to come onto the market, they rang the owner and took us round to view there and then. Noone else had viewed and we got it!! It was a releif as every open we went to there were around 10 families all putting in applications. :wideeyed:

 

Keep at it, you'll get something!!

Jan,

 

When we were looking we offered 6 months rent up front.

This swayed it in our favour as, like has been said heaps of people turn up at opens.

We will be leaving our rental at the end of May in Happy Valley if anyone is interested.

I just helped a young girl find an apartment in Glenelg and she had no problem here as a student for two years, she went through Taplin at Glenelg on Jetty Road and they had a large board with all their rentals up on it.

What we did was to speak to the estate agent and ask if we could look at the house before the inspection date, have about 2 weeks rental money in tow so you can sign the contract straight away, thats how we secured ours because we found the best rentals had gone before inspection day, and really sweet talk the estate agent.

hi there ,

me and my husband were looking round for a while to find another rent rental , we offered the full year up front on some of them ,even offered to pay extra on some but this didn't seem to work , we have finally found some where now and move on the 22nd of may ,i don't really think it matters about how much you can offer or how much you can pay up front here ,we spoke to one estate agent who said its more to do with rental back ground over here , the house we are in at the moment will be available from 22nd may if this is any help , not sure what areas you are looking at , we are in flagstaff hill , close to shops and a park on the corner if you have kids .

Hi Everyone.

Thanks for all your helpful posts.

Thankfully yesterday we secured a brill place, the owner gave us a private viewing and offered us it there and then, luck had a big part to play (right place right time), but the kids were like angels, and all the paperwork was presented well.

I can now start work on Monday, with a massive weight off my shoulders!.

It's 3 bedrooms plus large study, family room & dining area plus formal lounge & dining. Double secure garage and large garden for kids to play.

The best way to secure a rental is to remember in Oz money talks.

 

We viewed 5 houses the day after we arrived and only oine we liked so the letting agent told us about another house that we had written off as the rent was more than what we wanted to pay.

However wer did take a look and still thought the rent was a bit much so put our details in for anther property. Within an hour of dropping off the paperwork we got a call saying that we could not have the house we had put in fore due to there being no-grass in the yard for the dogs to run around on so would we be interested in the more expensive house and the landlord, who is a star said that he will drop the rent to match the other house and allow both dogs indoors.

 

The agents said the main reason for securing the house for 12months so quick was because of a large bank ballance that would cover the rent incase we ever lost our jobs.

 

We found our best asset was to get a cashpoint printout of what was in the bank (60K australian).

We both tooks copys of letter of employment.

Details of our house in the UK.

Pics of the dogs.

passports with PR visa.

copys of utility bills from the UK.

Uk drivers licences.

and most of all an ozzie mobile number (a must as soon as you land as realestate agents hate phone UK mobile numbers)

we were prepared to offer 6 mths rent if needed but we stated that we would have either a 6 or 12 mth lease and that seemed to sway it as the owner obviously preferred knowing someone was paying him rent for at least 12 mths!

we have a property up for rental and the owners know we have 2 young children they didnt mind as we have looked after thier home we move out in june if thats any help have posted about my home in rental
