I feel your pain guys.
We're in the middle of a carport conversion which i had to fight hard to find a builder who didn't automatically apply $1500 per square metre rule for costs (even though it had a roof and floor (was basically filling in the side).
What i try and remember is that Adelaide has historically had more work that tradies to do it, so they're not price competitive and don't care becauses there's another job coming along soon. All the aussies just except the pricing and say thats what you'll have to pay but screw that!
We've actually found a great builder, licenced and willing to work with us as we go.

You would be looking around $1500 to $2000 a square metre depending on what your having done.
