Property Management in Adelaide.

Hi everyone.

Just wondering what your thoughts are on he standard of property managers you have dealt with in Adelaide.

We have had one or two issues with ours to say the least. Even after visiting them a couple of times.

Won't say which company we are using, so that we get unbiased reports.

We were looking for a couple of months and they were very arrogant

 

saying such things as "put as much information in form as you can because as soon as you leave i wont remember you".

We offered 3 months in advance to secure a place and they just said "that is not how it works here".

We now have a place and the place is in terrible condition but on their checklist it is all good condition, very clean, no marks etc so we took photos of stains, carpet where it was worn out, mildew in bathroom shower curtain held up by sellotape etc.

Been here over 5 months and had not 1 inspection they work out of a post office box so have no office, cant get in touch by phone either.

 

Standard not so good i feel

Hi again.

Thanks for the messages. However I don't think I explained properly what I meant.

We have a house in Munno Para West which we bought with a view to emigrating. That now seems like a very unlikely possibility, but we have three grown up kids. Perhaps one of them will want to make the move, so we'll probably keep the house for a while longer.

Anyway, we seem to have had to chase our management company for just about everything

from refunds for tenants damages which the managers saw fit to make us pay for, to making sure that the finishing touches to the build were eventually completed. ALMOST A YEAR LATE,

We have taken note of the good and bad in the messages for future reference.

We have even thought of seeing if the Aussie Defence Forces Housing Group would like to take on the house for a while.

Any further ideas or suggestions would be most appreciated.

From what I've heard from their adverts the Defence Force housing would be the way to go. They seem to be on the ball regarding maintenance and of course only have defence personnel and their families as tenants.

 

 

You might also wan to check out the FIRB regarding foreign owners of property in Oz. Have just read in the news today that the Fed govt is reversing its policy, and tightening the rules regarding non residents owning property here, because of overseas owners pushing the prices up here. It looks like there could be tax implications somewhere along the line too. I read it on the news on my mobile phone this morning so can't give a link - sorry - you'll have to Google it!

Like Singingpom I am looking for a property manager to manage a house that I am now in the process of buying in Seaford, after being round a few of them they all say the same thing, "How great they would be, looking after YOUR property like it was there own".

Can anyone with experience of property managers down south, either write good things on the forum or PM me of companies to avoid, any help would be gratefully received, just one less thing to worry about.

It's a tough call. I spent ages ringing round loads to find one I really had faith in, found one and was really happy with how she worked - she had a reputation as being a real rottweiler, zero tolerance etc, which worked for us. However, after maybe 18 months we got an email saying she'd passed our property onto a colleague to deal with - and as our contract was with the agent we didn't have much choice. Jury's still out on the new person, but definitely not as good as her predecessor. Not been any problems as such though so if you want their details (and they are in the right area for your property in Munno Para) send me a PM.

We have a very good friend who has recently opened his own property management company and is highly recommended :notworthy:

He covers all areas from West Beach down to Aldinga Beach that Im aware of, and if we wasnt selling our house, I would most definately let Rodney manage it.

I had a good property manager who was fair with the tenant and pretty firm if something needed to be maintained and she used to even send me photos if I couldn't attend the inspection with her. (Even photographed the inside of the oven). She used to do 3 monthly inspections but is based at O'Halloran Hill so she probably not going to be interested in your area as Munno Para is in the opposite direction to O'Halloran Hill. Whoever you pick tho ask if they will send you photos of the inspection and if they don't well don't bother going with them.

*****, worste in Adelaide, My appartment is full of Salt damp, rust, dripping taps, damaged tiles. When **** send maintenance they leave mud through the apartment and cause damage to furniture! and undergo the most dodgy cheap maintenance!.

 

Lucky we record every thing for the last 3 years. We are lodging a complaint today and stop paing rent.! If I was the owner of the rental I would be extremely upset the tenants have been forced to log a complaint and stop paying rent!

Just to correct an error here Defence housing only let to Defence force personnel if there is the demand. If not they let to normal people and it's managed by normal real estate agents who are just as bad as some of the comments in this thread suggest. I know as I rented one when I first got here.

 

LJ Hooker in Woodville are amazing and I can't recommend them enough though
