Lease Break Kidman Park (6mths or longer) sign on bonus offered

We are breaking our lease in Kidman Park due to buying a property in the next suburb.

We are looking for someone who may be interested in taking over the remainder of our lease (until June 2017) or taking on a new lease.

The property is a 5 year old home, 3 bedroom, 2 bathroom, granite bench top, dishwasher. The yard is on the smaller side but we have a dog here and there is a great dog park nearby. The home is very low maintenance with lovely neighbours. The area also has a number of schools that have a very good reputation.

 

Rent is $495 per week and property will be available 15 Dec 16.

 

The area is very safe (testament that we are buying close by) and only 5 mins to beautiful café/beach precinct, 15 mins to city.

 

A 6 month lease would allow someone to get to know the area without having to make a 12 month commitment if this was more preferable.

 

As mentioned, we are offering a sign on bonus to the successful tenant, only to hopefully minimise the time we are paying rent + mortgage, no other motive. This could also offset the rent for the 6 month period.

Are you sure the landlord/agent will allow a 6 month lease. Usually a new tenant will be asked to sign a 12 month lease regardless of how long the previous lease had to run....... certainly this has always been my experience unless the landlord is open to shorter leases which is less likely in desirable areas as they can get 12 months easily less risky for them.

Good luck with that.

 

You might want to check the pros and cons carefully. For example they keep your bond and therefore any damage by new tenants would be down to you. Generally it it not recommended to re assign a lease. In a good area new tenants should be found without the need for this and will sign a new lease.

 

People generally advertise lease breaks on here to alert members and to increase chances of a new Tennant rather than to re assign, which requires landlord approval anyway.
