everyone has given you good advice already!

we've also used an agent (go matilda), mainly because we had so much going on back then and we wanted to get it right the first time!
there is also the option to use them only for parts like only the tra or only the visa - maybe worth thinking about?
it also depends on how straight forward your process is. our agent helped with their experience and 'saved' me doing the ielts ;)

not soon enough really!!
we expect the visa any day now but the house is the big problem (like so many others!)
but once that's sold - we are off :D

it's difficult to 'like' an area if you haven't been yet - so far we quite like the northeast but you never know ... we arrive and can't stand it

but there are plenty of other areas to look around!!
