  1. Hi, I am applying for my 887 grant. I have a doubt in Residency evidence. In my first rental (rooming), for one month, i paid my landlord weekly Rent via EFT from my Indian bank account. Can i submit the Indian bank account statement as evidence of rent payment OR should i get a Stat declaration. Also, will the ignore CO ignore non submission of Rent evidence if its for just One month? Please advise.

  3. Hi Peeps, we are breaking our lease in the ever popular suburb of Port Noarlunga as we have finally bought our own little piece of Australia! We are looking to be out by 16th October at the latest as we get our keys on 18th September but want to take our time as we have a couple of things we have to do to the house first before we move in. So entry to the house can be just before this date or on. It's a 4 bedroom, 2 bathroom property @ $390 p.w. within a 5 minutes walk to Port Noarlunga Primary School and under a 10 minute walk to both Christies and Port Noarlunga Beach. 20 minute walk to Colonnades shopping centre and again under 10 minute walk to Beach Road, obviously all a lot less if you are driving. A very central property for everything and great neighbours too. It has a gas combustion heater to the lounge area (carpet), a dining/bar area (wooden floor), large dining kitchen (wooden floor) with fairly modern units with gas hob and electric oven, laundry with door access leading to decking area in enclosed good sized garden, large shed (other used by owner). Master bedroom (carpet) with 4 piece ensuite including spa bath, 2 other double bedrooms (carpeted) with sliding robes and additional double bedroom (wooden floor) currently used as an office/music room. The lounge has vaulted ceilings and the home is air conditioned. The bathrooms are modern and the home has been renovated but still retains character as it is not a new build. It has a drive through car port with auto roller doors which leads through to the garden and a half moon drive way. We have lived in this home for just over a year and half now and have enjoyed our time here. Both the owners and agent are easy to get along with and very quick to act should there be any problems which to be honest haven't been many. We also have our beloved german shepherd with us in this home and the previous tenants who we took over the contract from here had cats, so I am pretty sure that pets will be negotiable again providing you do look after the property and repair any damage. Feel free to ask questions and I will answer as best I can, any genuine enquiries will have to go through the agent who will be contactable from Monday as she is off today. Owner has been notified and is happy for me to do this to help find a new tenant, but they will have to go through the normal application process. Thanks for looking and good luck Cx
  4. Hiya folks. Having bought a property of our own, we'll be breaking the lease on our rental property in East Glenelg/Glengowrie just before Christmas. It's a decent sized 3 bedroomed house with a kitchen/diner and a large separate lounge. There's a good sized front garden and a private rear yard with a shed and a raised bed full of tropical plants. There's off road parking for two vehicles (one under a car port) and it's very near to both the tramline (Glengowrie station) and central Glenelg - we have found the location to be fantastic; you can drive to the beach in precisely four minutes or actually walk to Jetty Road in around 20 minutes, through parks and along public footpaths! The rent is only $330 per week (plus 6 week bond). Perhaps most imporatantly, this is a private letting and the landlord is very accomodating and helpful - we took out this let having just arrived in Adelaide, before we had securred any employment! At the time, there was no way we could have securred a rental through the normal agencies because not only were the viewings like a bun fight, but we couldn't amass the necessary points for consideration. We will be moving out on Thursday 19th December, so the house will be available from Friday 20th. If you would like to arrange a viewing, or if you have any questions please email. Cheers Karl
  5. Hi guys! Just thought I'd share my lease break on here. I have lived here for almost 2 years after being introduced to the landlord by some other fantastic PIA friends. Very sad to be leaving. Such a beautiful location. Will miss watching the dolphins and we even saw a whale the other week. Amazing!!! The townhouse is fully furnished. We had shipped our furniture from the UK but this place is really spacious so have been able to fit both sets of furniture in, and there is also lots of storage so have been able to box and put away some of the landlords things. So could work for you if you have your own furniture already or if you are out here starting all over again. Would suit a professional couple. I am happy to let you view and if you have any questions sing out. Thanks, Lauren
  6. Hi all We're almost there! We arrive in Adelaide on the 21st of January, can't wait! I want to say a huge thanks to everyone on this forum for the help so far, it's been amazing! My girlfriend and I are looking for a house share when we get there. We have the 1st week booked in a hostel, and after that we were hoping to join a house/flat share. It's really difficult to find shares that aren't for university students! A couple questions: A) What would be looking to pay for a decent share in and around the CBD (not a dodgy room where we never see any other tenants, we want to move into a home). B) Are we allowed to move into university accommodation? We'd rather not but if we run out of options it's good to know. C) If there's anyone looking for a tenant then PLEASE let me know. We are professionals looking to integrate into the culture and we're hoping if we move in with other people we will get a better chance of experiencing that. Thanks in advance

  8. Hi Guys, My mum wants to come and visit us from the UK at the end of this year, but unfortunately since having our son last year, we don't have enough room in our house in Burton (5110) to accommodate her. Does anyone have a room to rent around November 2012 for a couple of months? Maybe a small flat/unit might also be appropriate? It doesn't have to be particularly close, just somewhere near public transport route. Much appreciation in advance for suggestions! Elly.
  9. Hi I am after a four bedroom home anywhere in the Western Suburbs. Just wondering if anyone is aware of vacancies or trying to get out of their lease and what meets our requirments. Ideally we would like to move around the begginning of May but we do have slight flexibility. Hopefully someone will come up trumps for us. I constantly look for Homes on the several real estate websites, but their is nothing what appeals to us. I look forward to your replies..... Oh! if you have an amazing home to rent, built in wardrobes, air conditioning, car parking for three cars and a massive swimming pool to rent for less htan $500 then PM me and not on this thread, because every bugger would want it lol.

We got a new rental home

The house we currently live in has been sold and our tenancy is not being renewed so we have to move out very soon. We have managed to secure a new home just around the corner to us, which means the youngest child of ours aged 11 does not need to change schools and lose friends. We have been panicking and searching like mad for suitable homes. But life in Adelaide is so sweet and came up trumps for us again. The house is below: http://www.realestate.com.au/property-townhouse-sa-woodville+gardens-4047065966 The son is going back to the UK on September 1st so we only need a 3 bedroom now and this house is $65 a week cheaper. We get the keys on the Friday 13th August 2010

  14. Hi We are a family of four who arrived in Adelaide in January this year. We moved into an unfurnished 3 bed, 2 bath, 2 garage low maintenance detached modern property in Nairne in February. We have now bought our own property and so the rental property is being marketed as available from 12 October 2009 for $315/wk. It may be possible for a new tenant to take over our lease ie. only be tied in for the balance of about 3 months, otherwise it is a standard 12mth contract. It's no big deal if you need to break the contract (as we have) just a couple of hundred dollars re-advertising costs. Details of the property can be found at http://www.realestate.com.au Click the RENT tab and enter this property ID in the search box: 403089828 It's in a fantastic location with local amenities within walking distance eg. convenience store, post office, playground, nature reserve, school, hardware store, pharmacy, fish & chip shop, two cafes, pizzeria and an indian restaurant. Just 10 minutes away is Mt Barker with supermarkets, banks etc. Adelaide city is just 20 minutes down the freeway. Email me if you would like any further information. Best regards, Andrew

    When to sell our home?

Members I just want to some opinions about when is the best time to sell my home. I have gained state sponsorship (475 subclass). We lodged our main visa application last month and planning to conduct our medicals and police clearance sometime in the near future. With the Housing crisis at the moment, do you think its worth putting it up for sale right now, because the likelihood of it selling is minium. All our capital is in this home, which is roughly £15k if we get the asking price, which is very doubtful. We got our home valued and the agent asked us to knock off £15k, which means we will gain nothing, in-fact lose out because of the estate agent costs etc. I just thought of decorating our home now, putting up for sale at the original asking price and even throwing in all our furniture for an extra incentive to the potential buyers. My biggest worry is that we gain our Visa and just cannot go because we cannot sell our home. If we sell our house first (ummm no bloody chance), then we will just rent property here in Newcastle upon Tyne till the Visa arrives. Furthermore has anyone got knowledge about the option of putting our home up for auction. How do we go about it? How much will it cost? Do you tend to get a better price for your property? Finally a crazy offer for anyone out there. Anyone would like to purchase a large 3 bedroom ex council house, with or without all amenties. Set on a lovely estate in Cramlington, South Northumberland, Cramlington is the second newest town in Britain and was built in 1965. 4 miles from the beach and 10 miles to the centre of Newcastle upon Tyne.
