    Wondering if anybody can offer me any advice.

     

    We moved into our rental in March and ever since we have had no air con/heating.

    We have had untold visits from Engineers but due to it being under warranty its a long drawn out saga.

     

    Ive asked the Real Estate if i can have a rent reduction for all the hassle but they have said no and that i will have to claim for compensation AFTER the problem is sorted. Im of the mind not to pay my rent but have been warned that I WILL BE BREACHING the agreement then and could be kicked out.

    :arghh:

    Anyone else been through anything similar or advice??

    We are in the same boat, since November, engineer says heating is working, we say it's not as it only blows cool/warm air, certainly not hot enough to heat the house. Had same prob in summer, engineer says its working but still blowing cool/warm air, it was over 50 deg upstairs in summer, we had to camp out downstairs in the sleepout/office as it has a small aircon unit that actually works. We have been advised by the ocba to fill in a form 7 and a fee of $35 to the rent tribunal who can force them to fix to an acceptable standard or fit new, we are waitin, the lease is up Nov so will be out before anything is done.

    I am no expert but I would not advise not paying you rent! The best thing you can do is talk to the tenancies association and seek prof advice 08 8204 9544, they were really helpful when I rang them.

    You could always try and break you lease and get someone to take over your lease but doubt that would happen now we know the heating is not working!
