can you clear up a point for me, when I see a house for sale on http://www.domain.com.au or any other site, does that include the land price? or do you have to pay another fee??

It does include the land price, though it doesn't include STAMP DUTY and other fees. Which for a median property you could be looking at $30,000 in total.

The key one being... "Exceeds $300,000 but not $500,000 >> STAMP DUTY is $11,330 plus $5.00 for every $100 or part of $100 over $300,000"
