any exprience with self building in SA

    Hi all


    We are thinking about self building in the adelaide hills, we are thinking about the route of an kit home and specify some alterations to the specifications like increased insulation etc.


    Are there any members that have experience with this and would you mind sharing what the pit falls were like local authorities and supply and labour issues.

    One thing to watch out for and particularly when building in areas such as Adelaide Hills is the BAL (Bush Fire Attack Level) rating for your block of land. If you do see a block that you like talk to the local CFS and they will advise of the rating. This is really important to know right at the start as a high BAL rating can add as much as 30% to your normal build cost, so better to know this before you commit to anything.

    Thanks for you reply this was very usefull, just had a look at the CFE website and this raised some futher questions are the insurance premiums affordable when living in the Hills and what sort of additional costs are we talking about?


    Are they items like flame retardent materlials or land scaping or does this go further.

    If the block is in a medium bush fire risk zone the costs are fairly low, but if you are in a very high rated area then every component of the build will need to be upgraded accordingly. For windows as an example that would mean aluminium or steel frames only (no uPVC or timber), min 5mm toughened heat retardant glass in all panes, steel mesh fly screens, flame proof seals etc etc............soon adds up and then x that by all other building materials and you will soon get to +30% above a normal build cost. Many people buy a block and then when they realise the additional build costs start to struggle to afford it........tread carefully!
