Confused in 8558 Condition

Hope you all are good. Here I need a big help from experience people in regards to understanding of Visitor Visa condition of 8558.

Please help here. There must be a simple formula for this. I had a look at it before, but it ended up doing my head in...it might be the heat....   My Mother got 3 year Visitor visa (600) with condition of  8558 means can't stay more than 12 months in 18 months total. She got her visa last year on 21/09/17, made first entry on 9th Nov 17 till 05 Feb 18..

Second Visit 26 April 18  till 27 sep 18 as she is still here..  

I am planning to call her back on 10 Dec this year so will it be okay? If yes, then how long can she stay with us then? I need to know whether can she travel here again on 10Th December and if Yes, for how long to validate the condition?    Thanks

1. 18 Months period starts from Entry (If Visa is valid till then)

2. 12 Month time is from that 18 months (If Visa is valid till then).

3. 9th Nov 17 till 05 Feb 18 is 3 months (Approx) and  26 April 18  till 27 sep is approx 5 months approx.

4 So she has spent total 8 months

5. She can spend 12 months (total) till October 2019 and she has spent 8 months till now.

6 She can spend another 4 months till October 2019

Sorry my bad I miscalculated.

As I said it is from the date of entry and your Mom's date of entry is 9th Of November 2017 hence 18 months will end on 8th May 2019

So she still has Eight months to Visit from which she can spend 4 months.

I have calculated so far below:
1) 9th Nov 17 to 05 Feb 18= 89 Days or 2M, 28D
2) 26Th April 18 to 27 Sep 18= 155 Days or 5M, 2 D
So untill what date ecactly or day less can she stay in next visit to oblize the condition?

Do i hv to count days or months here?

As she has tickets booked already so i keep in mind that she can go back before 9 April even..

But what it mean to complete 2nd term of 12M/18M she has to be there till 9th Nov 19 after she leave in April before she come back again to spend 12 months as visa is valid till sep 2020?

Thank you. Her 18 months from entry date will end on 8 May 19. Right? I have booked her return for 7th April today. By that way she will finish her first term of 12 months in 18 months.
But can she has to stay back in there for 7 months( 1 month of May & 6 months again ) before come back here? What she is thinking to come again on July. Will it be okay then? Thanks
