If you live local and want your kids to get involved with a football team and social club then why not come down?   2. Well, I have only gone and done it! I have left my job and started up on my own. Absolutely petrified and excited as well. I know with hard work and determination I will be fine. Wish me luck!

  6. Aldinga Beach is really nice area, some new developments going up, parks and playgrounds for the kids and beautiful beaches. It is really hard for an opinion as what others may like you may not. It is 7-10 minutes away from Seaford where the trainline extension is, and the beginning of the expressway. you can get a lot for your money when buying compared to other suburbs around the area. I know people that have bought then sold within a couple of years to move closer to Seaford area, BUT I know people that have sold in Moana to move to Aldinga and absolutely love it. My advice is to do a fact finding mission on arrival.

  8. I think this also depends on any expansion in the area, Seaford Rise is showing some steady growth so far this year.

  11. I will do mate, How is the new career? I do agree with what you are saying but I think paper press is on its way out. 84% of homes sold last year were from internet alone. Do you think the paper press really helps?

As most of you all know I am a real estate agent and I think I am pretty good at it and try to help as many as I can with free advice on suburbs and send free property reports for different suburbs every 4 months. Recently a few people who have bought off me and sold through me have said I should go on my own. I work for a large company and feel that a lot of people would not sell with this company or big companies in general. Am I right? Or, really does it come down to who is your agent and how comfortable you feel with them? If I went on my own it would be a huge risk, having a big mortgage etc, but again I would not have to pay franchise fees or split fees with the office. This means I could charge slightly less fees. Any thoughts or opinions would be gratefully appreciated. Cheers Chris

  15. Deposits can vary, some want 5,10 or if you are on a Temporary visa I think its 20%. Some banks are offering as low as 5.5% now. When to jump on the ladder? Only you can make that decision. If you do find a home and love it, then you should buy it. In the long term it will only go up. Short term, depending on where you are looking, prices may stay flat or even drop slightly further, who knows? If you are looking South where I work in Seaford Rise, I have noticed more people out at open inspections not only us English but a lot of Brazilians and South Africans coming through. With all the talk of the rail extension and the duplication of the expressway as an area we feel that we have pretty much levelled out and could possibly see prices start to turn.   18. I think your friend is spot on. We built and our footings were double they estimated, add fencing, landscaping, driveway, footpath, stormwater, rainwater tank, flooring and renting while being built you could be looking at $60,000+. Where and who is the builder?
  19. We love it. 5 minutes to great beaches, schools, shopping centre and soon rail line. Mclaren Vale is 10 minutes by car. Like anywhere in Adelaide you do need to drive. We moved here for the kids and they love it here as well. We have made a lot friends and really could not live anywhere else. My opinion of course
  20. The owners have to answer a questionnaire when filling out a sales agency agreement to state what works and what does'nt. They also have to state if all things have been council approved and if all work carried out has been completed by a licensed tradesperson. When you get the form 1's served on you this is where cooling off starts. In there will be all council approval requests and the verdicts on the requests. Also straight out ask the agent.....Is there anything about this property you should tell us about? ie; sheds or extensions built without council also ask the any termite evidence or treatment been carried out on the home by law the agent has to disclose it to you, BUT you have to ask! He works for the owners and has to work in their best interests.
  21. There is nothing unusual with putting your request into the conditions section of the contract. I have had it on quite a few of my contracts. The only thing that A LOT of people will not agree to is a pre handover inspection. The reason for this is SOME and I mean SOME hide things ie; damaged tiles etc under rugs, behind posters etc which is totally wrong! There is nothing wrong with your request and I WOULD RECOMMEND EVERYONE TO DO THE SAME. I certainly would expect carpets etc to be professionally cleaned before I move in.

A FHBG of up to $8000 is potentially available to applicants who enter into a contract to purchase or build a NEW home, or commence construction as owner builders, on or after 17 September 2010 up to and including 30 June 2012.
