  3. I have 2 framed pictures with glass from a Glaswegian artist that I am trying to get over here without them being damaged too much. If anyone is leaving soon from Scotland soon and would be willing to put the pictures into their container for me (I can pay) I would appreciate it very much.   4. Moving out date and handing in of keys is now the 13th of October. Agent is dealing with enquiries, which there have been a few, but don't let that put anyone off as it is based on an application process and not first come first served. The house will be ready to be viewed from Monday 8th September via agent (PM for agents details).   5. We have just purchased and put offers in on a couple of properties before landing lucky with this one. Our broker told us that you should always tick the finance box anyway just in case the property you are going for doesn't meet the value of the mortgage, that way you aren't locked in, you can still walk away at that point. ie. say the property is being sold for $500,000 and you are paying 10% deposit, which means you need a mortgage of $450,000. The bank check it out and the value of the property only comes back at $390,000 they won't give you the mortgage for the whole amount, which means you need to find the remainder of the cash yourself or walk away and by ticking the finance box even if you do have your finance pre-approved it allows you to do this. This is an extreme case, but it can happen and better to be safe than sorry. It has obviously happened at some point otherwise it wouldn't be advised. On a good note, how exciting for you!!   9. We have just had our tv repaired which we thought was going to have to be binned by a guy who was recommended to us by a friend. His name is Paul from Gemini Electronics 0408471450 He comes to the house and takes the tv away and charges $50 to look at it. If he can fix it the $50 comes off the repair cost and if not then that's his for checking it out and his time. Hope this helps you out and hope the above info is permitted on the post too

  11. The Fernalee on Beach R, Christies Beach is nice. The previously named Red Ruby on Christies Beach Esplanade has just been taken over by the original owners (name change to place now) is meant to be good although haven't tried it yet.
  12. Hi Peeps, we are breaking our lease in the ever popular suburb of Port Noarlunga as we have finally bought our own little piece of Australia! We are looking to be out by 16th October at the latest as we get our keys on 18th September but want to take our time as we have a couple of things we have to do to the house first before we move in. So entry to the house can be just before this date or on. It's a 4 bedroom, 2 bathroom property @ $390 p.w. within a 5 minutes walk to Port Noarlunga Primary School and under a 10 minute walk to both Christies and Port Noarlunga Beach. 20 minute walk to Colonnades shopping centre and again under 10 minute walk to Beach Road, obviously all a lot less if you are driving. A very central property for everything and great neighbours too. It has a gas combustion heater to the lounge area (carpet), a dining/bar area (wooden floor), large dining kitchen (wooden floor) with fairly modern units with gas hob and electric oven, laundry with door access leading to decking area in enclosed good sized garden, large shed (other used by owner). Master bedroom (carpet) with 4 piece ensuite including spa bath, 2 other double bedrooms (carpeted) with sliding robes and additional double bedroom (wooden floor) currently used as an office/music room. The lounge has vaulted ceilings and the home is air conditioned. The bathrooms are modern and the home has been renovated but still retains character as it is not a new build. It has a drive through car port with auto roller doors which leads through to the garden and a half moon drive way. We have lived in this home for just over a year and half now and have enjoyed our time here. Both the owners and agent are easy to get along with and very quick to act should there be any problems which to be honest haven't been many. We also have our beloved german shepherd with us in this home and the previous tenants who we took over the contract from here had cats, so I am pretty sure that pets will be negotiable again providing you do look after the property and repair any damage. Feel free to ask questions and I will answer as best I can, any genuine enquiries will have to go through the agent who will be contactable from Monday as she is off today. Owner has been notified and is happy for me to do this to help find a new tenant, but they will have to go through the normal application process. Thanks for looking and good luck Cx
  13. Every area has it's fair share of good schools and with regards to transfer of qualifications for work it all depends on your occupation. The city is accessible from all areas, it's your choice as to how long you want to commute to and from work each day.

  16. It happened to us, we signed a lease and by 4.55pm on the same day the house was up for sale! The owner didn't tell the agent selling the house that we were moving in, nor did he tell the rental agent that he had the house up for sale. Luckily both agents were really nice and we worked out times that suited us for inspections i.e. When we would be out anyway with kids sports so that we weren't put out. The house sold prior to our lease ending and we negotiated with the new owners to us moving out before the end of our lease only if we could find something else appropriate for our family, otherwise we would have to stay till the end of our contract (our choice). If they needed us out before we could find anything then they would have to financially compensate us to move as they would be breaking the lease without mutual consent. If the current owner wants you out as it would make a sale easier or a potential buyer wants vacant possession, then again you have to be financially compensated. Luckily for us we found something through here and all ended well for all parties. It is the uncertainty that is stressful but things do have a habit of working out and we are proof of that regardless of the turmoil that happens along the way .

We have just bought ourselves a new toaster as the bread I buy is the long slice and it didn't fit in my toaster, you are more than welcome to have the old one, it is a four slice and fits the standard type sliced bread. It's still fully functional, stainless steel. Pick up from Port Noarlunga. PM me for address.

Not forgetting your contents insurance, we were lucky enough that when we took out our car insurance that we went with the RAA and if you take out 3 things with them you get 10% off each item so saved a lot. So roadside assistance, house insurance and car insurance. We had phoned round a load of places and they ended up by far the cheapest for us when we added it all up. I like dealing with the fewest companies that I can and it was nice that they were based in Adelaide too. I could also pop into one of their shops if I had a problem and they would phone through for me when I was out shopping. Refreshing change!!!
  19. Our family Ambulance cover through Bupa is $58 per year, we have full RAA cover which reminds me is due to expire this week so will come back to you on the price of that one. We don't have health insurance and have been here for 5 years but it is something we are now going to finally look into, more so for dental and eye care. Doctors appointments vary in cost it just depends on how long you are in there for, rough cost is about $60 but you do get just over half of that back through the medicare rebate. Prescription costs are majority government subsidised but sometimes some aren't and you need to pay the full cost of them, it just depends on which one they give you. The doctors do try and give you the ones that are subsidised which means they should cost you $36.10 per prescription. If you have quite a few medications to take and on a regular basis, then you can get a Safety Net card from the chemist, it's good to use the same one all the time, they keep one card you keep the other. Each time you go they will put a sticker in both cards to say each government prescription cost that you have paid, once it has reached the sum of $1390.60 with the year your prescription costs are then reduced to $5.90 (I think it is). If you have a concession card the sum is $354 before it is reduced. So it is a good way to make sure that you are not paying too much for your prescription costs that's why it is a good idea to use the same chemist and get to know them and they will keep the card for you. You will be sent out a letter from medicare once you have nearly reached the limit and your costs will then be automatically drop. Rent assistance and child benefits depend on income being brought into the home, so that is tested on an individual basis, it's a hard one to predict you would have to wait and see how things work out for you and speak to Centrelink personally. Hopefully you won't need to go down that road . If you are on PR you will get child benefit anyway but how much I don't know, Centrelink complicate everything and confuse even the most intelligent of people!
  20. I think if you budget for around $1200 to $1500 per week then that should cover you for pretty much about everything. We work on a weekly budget as my husband is paid weekly and although some things are monthly paid we put the money away, that way we know we are covered. We set up Bpay payments for the things that we can ie. electricity, gas, telephone, foxtel etc every week and it means by the time the bill is due to come in it's paid or close enough, sometimes we are over. It just helps you to keep in control of everything and there are no nasty surprises. It will take you a while to get to grips with everything, but if you start off with an affordable budget planner for you and then when the bills start coming in, it will let you see where you can start compromising on things and adjusting payments for others. It also gives you an indication of where your money goes and what you can cut back on easier than trying to back track on 1 to 3 months worth of bills. Also if you are a little short one week you don't have to worry so much about it as you can add a couple of dollars extra onto the remaining weeks and catch up again. It's all planning and organising, pretty much what you did to get here *BPay is a payment system that allows you to make direct payments to companies whom you have accounts with at your discretion when and as you want through online banking. When they send you a bill there will be details of their biller code and the account number/reference number that is unique to you. You can either pay the bill as a whole or in small amounts. (Once we had the accounts set up with the companies we asked for the biller codes and the reference numbers so that we could set up the payments and make a head start on them, it's a good idea so that you don't get hit with big bills coming in as you have enough to deal with financially when you arrive).
  21. My daughter had started the Southern Stars Netball Club then as kids do decided it wasn't for her, but waited until I had bought her uniform. So if any of you have a child that has a notion for starting at this club and are looking for a uniform but don't want to go to the full expense, then I have one that you can have for free. The top is a size 10 and the skirt is a 10A and is adjustable. At least this way, you won't have to go through the expensive route and let your kids have a dry run before you spend your hard earned cash. PM me if you want it. Pick up in Port Noarlunga
  22. I have for sale an assortment of clothing for Woodcroft College for both male and female. I have put prices next to them but as always with everything I am open for negotiation and if you have been to the school uniform and seen the prices you will realise that what I am selling these at you are getting a bargain!! Blazers x 2= 1 size 7 (which has small paint splashes to back can supply photos, it's not covered or loads of ) 1 size 10 in good condition $80 each with exception of size 7's with the paint marks which will be $40 (they only wear blazer to and from school, for any assembly they have and photo day other than that it goes in their bag. Brand new these are over $200 why pay this when they are going to squash it into their bag!) Wool jumper size 22, good condition $40. Shirts:- all $15 each long sleeve, 2 x 14, good condition. long sleeve, 1 x think it is a 16 label is worn, good condition. long sleeve, 1 x think it is a 22 no label, good condition. short sleeve, 2 x 22, good condition. Trousers:- 1 x 28, Good condition $10 1 x 32, a bit more worn hems are down as my son pulled the thread instead of cutting them, but still have a bit of life, would be good as a spare once sewn up $5. 1 x 32, has a burst seam at the pocket and a small tear at the calf (hardly noticeable), if you are handy with a needle and thread can be fixed up, otherwise in perfect condition as not worn out $5. Girls summer dress size would fit a 10/12 +(not age but dress size) - The hem had to be taken up on this as it was a bit too long but has been done by hand on a loose stitch and these dresses are quite baggy so could fit a bigger dress size again. There is one button missing from the back of this as it has a fake belt type thing, which could be matched and replaced. Good condition. So taking this into consideration the price is $ 25. Girls winter skirt size 10, the hem is large on this and has been loosely hand sewn, so again, plenty of scope to let down if needed. Good condition. Price $ 25. Track suit jacket size 18, good condition. Price $25. Rugby jumper size 16c, good condition. Price $20. Rugby jumper size Large, good condition. Price $20 Blue sports polo top, size Medium, good condition. Price $15. Blue sports polo top, size Small, good condition. Price $10. Sports shorts size 16, good condition. Price $10. You still have to be careful, we broke our lease (not realising at the time, thinking we were on a month to month .... long story which I won't go into) we called our agent out of courtesy to let them know that we were looking around for a new rental after 3.5 years and then we had seen one which we were going after. We gave 8 weeks notice of our moving into the new place on the 1st of July only to find out the day before we were told you do realise you are still under contract till the end of October! ...... that whole time they did nothing!! We ended up paying out a lot of money ... be sure you know what you are going to be paying out before committing to anything and if you can afford to be paying double rent till the end of your contract. Our agent wasn't in any hurry as she knew that the rent would get paid regardless and pushed on the houses that no-one was in .... sorry to be a sour puss on it ... but it's reality..... and experience.
